The bill is aimed at curbing rising cases of illegal evictions, harassment, and intimidation of tenants across the state.

According to the draft proposal, any landlord found guilty of violating the law could face fines, possible imprisonment, or both, depending on the severity of the offence. The bill also places responsibility on estate agents and property managers, making them liable if they participate in or facilitate unlawful evictions.
Lawmakers backing the bill argue that while landlords have the right to reclaim their property, such actions must follow due process and existing tenancy laws. They say the proposed law will strengthen tenant protections, promote peaceful dispute resolution, and reduce abuse of power in the housing sector.
However, some property owners have expressed concerns that the bill may encourage rent default and prolong legal disputes, urging the state government to ensure that court processes are swift and efficient to avoid undue losses for landlords.
The proposed legislation is currently undergoing deliberation at the House of Assembly, with public hearings expected to gather input from landlords, tenants, legal practitioners, and housing experts before a final decision is made.
